Seven Three Business Center

Multi-tenant Industrial & Office Building
in Byron Center, MI

Multi-tenant Construction Project

Journey Construction Group built a new multi-tenant building in Byron Center, MI for industrial warehouse storage and offices. The building features leasable spaces ranging from 13,500 to 90,000 SF with 24-foot clear ceiling height. Every space has one overhead door and one loading dock, complete with separated office and truck parking areas. The building also features ESFR fire suppression system, separately metered utilities, and natural daylight in the warehouse areas. Journey completed this industrial build with Design-Build services, proactively moving forward schedule timeline and cost-savings.

The Design-Build Process

This multi-tenant industrial and office building was delivered using Journey Construction Group’s design-build approach, allowing the project team to streamline both design and construction under one coordinated process. By bringing designers, engineers, and builders together from the start, the team was able to make real-time decisions that optimized the building layout, structural systems, and tenant flexibility while keeping the project on schedule. This collaborative process reduced delays typically caused by separate design and bidding phases.

The design-build delivery method also created significant cost and schedule efficiencies for the owner. Early coordination allowed the team to identify value-driven solutions, control material and construction costs, and accelerate the overall timeline. The result is a modern, flexible facility designed to accommodate multiple tenants, while providing a durable and efficient industrial and office environment positioned for long-term growth.

Ready to Lease Spaces

Journey Construction Group structures multi-tenant industrial projects with future tenants in mind, delivering ready-to-lease spaces that allow developers to move quickly when opportunities arise. By planning flexible layouts, utility infrastructure, and adaptable office build-out areas during initial construction, the building is prepared to accommodate a variety of tenant needs without major modifications. This proactive approach reduces downtime between tenants, shortens lease-up timelines, and helps developers begin generating revenue sooner while maintaining the flexibility to customize spaces as new businesses move in.
