New Construction of Distribution & Warehouse

Construction Management for Perrigo Company

Journey Construction Group completed a 280,000 SF warehouse and distribution center for Perrigo Company. Perrigo is a manufacturer of over-the-counter pharmaceutical products. With operations and distribution in West Michigan, Perrigo needed to expand their distribution centers. Journey completed a second warehouse next to their original space in Holland, Michigan, allowing for increased operations with efficiency of transportation.

Pre-Engineered Metal Building

The new warehouse and distribution center was built for the future, utilizing a pre-engineered metal building for durability and cost efficiency, as well as reduced construction time. Within the building is an ESPR (early suppression, fast response) fire suppression system and Cambridge heating solution, which both provide more efficiency means to heat and regulate the facility. The building holds (20) loading dock positions and (5) at-grade overhead doors, with multiple electrical services kept for any future tenants. The building also includes office space, break areas, conference rooms, and restrooms.

Solutions for Business Growth

Journey Construction Group built this warehouse and distribution center next to one of Perrigo's original warehouses. The new distribution center allows for increased production with improved distribution speed, since the company was outgrowing the existing warehouse space. This allows for faster shipping and delivery times, with increased production in a prime consolidated area. The area in Holland, Michigan allowed for close proximity to major highways and their Michigan headquarters.

The new warehouse was designed for better logistics flow, keeping in mind the existing warehouse next door. The modern facility included space for high-bay storage and automation. Higher ceiling height, increased truck docks, and an efficient layout allows Perrigo to increase their production, and allows the owner to market new future tenants.

West Michigan continues to be a strong location for warehousing and distribution because of its access to major transportation routes, skilled workforce, and proximity to manufacturing throughout the Midwest. By strategically expanding Perrigo’s facility in Holland, Journey Construction Group helped position the company for long-term business growth while strengthening their regional distribution capabilities. The project demonstrates how thoughtful warehouse design and strategic site development in Michigan can solve capacity challenges, improve logistics efficiency, and support companies as they scale operations and expand their market reach.

Why Are Developers Building Warehouses in the Midwest?

The Midwest has become a major hub for warehouse and distribution development because of its central location and strong transportation infrastructure. From states like Michigan, Indiana, Ohio, and Illinois, companies can reach a large percentage of the U.S. population within a one or two-day truck drive.

Access to major interstate highways, rail networks, Great Lakes ports, and nearby international airports makes the region highly efficient for moving goods quickly across the country. This geographic advantage helps companies reduce shipping times, lower transportation costs, and improve supply chain reliability.
